What your entitlement actually is, and why it was never a one‑time benefit.
VA Home Loan Field Manual · Puerto Rico Edition · 2026
The same field manual we hand out in class on this island. From eligibility to after you close, in the order your file actually moves.
Only twenty printed copies come to each class and they go fast — the print run is small on purpose. The download doesn't run out. Same sixty-eight pages, free to every Veteran.
No lender logo on the cover. No application in the back. Sourced from the VA Lender's Handbook and VA's own public guidance — not from a mortgage company.
Loan officers and real estate agents pay $1,500 to license this book. You don't pay anything.

What you walk away knowing
For anyone who serves, served, or is married to someone who did. Any branch. You earned the benefit. This book is about using it.
What your entitlement actually is, and why it was never a one‑time benefit.
How to read your Certificate of Eligibility — the five lines that answer what people pay professionals to guess at.
The funding fee, who is exempt, and the paragraph that gets the money back after you have already paid it.
Seller concessions — two lanes, and only one of them is capped.
What the appraisal can and cannot require, and the five ways out of a low one.
The mistakes that cost Veterans their homes, and how to see them coming.
Who wrote it
LeRoy Romero is a United States Marine Corps Veteran, 0311 infantry. He has spent decades in the mortgage and real estate profession, and roughly nine out of ten people he works with are Veterans.
He bought four homes without ever using his benefit. Every time he asked, he got the same answer: it's too complicated, sellers won't take it, find something else. He was exempt from the funding fee the entire time and not one person ever said that sentence to him.
That is the reason this book exists. He teaches the mistakes he made himself, so that Veterans are prepared when their loan officer or their real estate agent isn't.
Free · Puerto Rico Edition
Sixty copies came to the island. Twenty a class, first come, first served. If you didn't walk out with one, you're not getting less — the digital edition is the same sixty-eight pages, and it's yours.
Takes about twenty seconds. The download opens on the next screen.
For loan officers and real estate agents
Every Veteran on this island gets this book for nothing. That is what it was written for, and that does not change.
If you want to put it in your own clients' hands, that's a license. Same terms either way — it doesn't matter which side of the closing table you sit on. The book doesn't change. It stays a Ground Truth publication, and the Veteran still gets it free from you.
What the renewal buys is the current book. VA moves its figures, its rules and its circulars every year. Every year this gets rewritten against the current handbook. A VA guide from two years ago is worse than no guide at all, because somebody acts on it.
Before you decide the number is high: it took four months of dedicated work to build, and I didn't build it in the first seventeen years I spent in this business. Every figure is checked against the VA Lender's Handbook and VA's public guidance. Nothing in it came from a mortgage company.
You're welcome to build your own. I mean that. I wish you luck with it.
